  • Senior Project Manager (Site-based)

    The main duties of the Senior Project Manager include, but are not limited to the following:

    • Function as the primary coordinator of all communication between the client and RSP, ensuring timely resolution of client concerns and management of business issues including contracts and additional services
    • Management of RSP Site Team inclusive of all Sub-consultants with RSP’s scope.
    • Manage, monitor and supervise all of the design and construction activities for the Project. The general intent of the Construction Supervision services is to verify the Contractor’s compliance withthe Contract Documents.
    • Assist the Employer to manage the project’s programme, cost and commercial risk during the construction periods and the Defects Notification Periods.
    • Assist in the interim valuation process by assisting the Employer to determine the quantity of work completed, materials delivered to site and to provide full details of any defective or non-compliant works.\Assist the Employer to produce a Project Execution Plan (PEP)
    • Assist the Employer to monitor and review the progress of the construction works focusing on the general performance of the
    • Contractor and provide written weekly and monthly reports to the Employer on all activities of the Contractor especially where works are delayed or mitigation measures have been implemented.
    • Assess and analyse project risks and provide timely preventive measures
    • Manage the project team, keeping everyone on task and on time with submissions and requirements
    • Coordinate contractors, consultants, and vendor assignments
    • Oversees overall project progress to ensure that deadlines are being met as per overall project program, as well as providing target dates for internal team progress
    • Management of the Project Team on project being handled, to ensure that accurate preparation of project documents of the project. Ensures quality assurance and control of documentations in compliance with RSP standards for quality/functionality
    • Monitoring for assigned project invoicing.
    • Attends client meetings and records discussion through minutes of the meetings
    • Review and respond to contractors submittals (shop drawings, material fixtures, etc.) and ensure that all submittals are as per design / specification and local authority.
    • Respond to RFIs
    • Conducts regular site inspections to ensure work progresses as per approved interior design
    • Managing the approval of site mock ups with the client and lead consultant.
    • Attends technical and design coordination meetings, provides practical solutions to design issues and concerns
    • Organize and implement a very efficient document control system
    • Prepare and provide monthly reports.

    The minimum qualifications for this role are:

    • A professional degree in Architecture / Engineering. Interior Design experience is a plus.
    • Familiarity with the local and international building codes, regulations, and safety codes.
    • 5+ years of experience preferably in the UAE or GCC
    • Knowledge of project process, construction documentation & administration
    • Ability to maintain existing client relationships and build new ones
    • Experience negotiating and managing project scope and fees as well as risk management and financial accountability
    • Strong leadership, organization, and communication skills.
    • Effective verbal and written communication skills
    • Problem solving skills, attention to detail, and motivation to learn
    • Collaborative and professional work ethic
    • Licensure preferred
  • Resident Architect - Mall Experience
    • Review and understand all project contract documents (drawings, shop drawings, specifications, etc.) with other site architects and engineers before construction activities commence
    • Lead the site architectural team in resolving design and technical coordination issues. Ensure that the contractors submittals to local ministries are carried out in a timely manner as specified in contract documents.
    • Prepare and manage all Architectural related written communications between the contractor, client and relevant sub consultants.
    • Liaise with and manage the client and / or the client’s project manager to ensure that the contract is administered effectively and is meeting their expectations
    • Liaise with and assist the Project Director with all architectural related matters.
    • Manage the Architectural team on site, including architectural inspectors and site architects to ensure that contract administration activities are being undertaken in a timely manner and in accordance with the contract.
    • Liaise with contractors technical and managerial team to ensure that all architectural construction activities are being addressed in accordance with the contract.
    • Review and assess contractors and sub-contractors pre-qualifications, inspect their showrooms, workshop/factory as and when required.
    • Lead all technical site meetings, and be responsible for presenting up to date architectural progress reports and attending all site meetings with contractor, client, sub-contractors and sub consultants to ensure that all technical construction activities are being managed in accordance with the contract
    • Lead the snagging procedure after substantial completion of construction activities have ended; ensure that a snag list is prepared based on defective/outstanding works for the contractor to rectify, repair and complete for re-inspection.
    • Lead the project closeout procedures as per the contract
    • Act on identified and anticipated risk items in a timely manner and escalate to unresolved risk items to Project Director


    • Minimum of 10 years relevant site experience preferably in UAE / GCC
    • Minimum of a Bachelor’s Degree in Architecture, with professional affiliation and certification
    • Must have strong mall and retail experience
  • Site Architectural Inspector
    • Must have at least 5 to 8 years of experience
    • Undertake site supervision duties on site to ensure general compliance of the works with specification and contract requirements and when necessary cause to address deficiencies associated with the same. progress of construction work.requirements and when applicable report and advice on deviations from the same.
    • Preparation of daily report on contractor activities, documentation of quality &
    • Coordinate with the team on site to ensure that contractual obligations are met.
    • Coordinate all aspects of submittals, review and approvals against contract
    • Coordinate as and when with client on all specialists participation related to the final

    The selected candidate will be required to commence work on short notice and will be given a competitive inclusive remuneration package, commensurate of the candidate’s experience & qualifications.
